Zoning Description: | Section 10.203 Agricultural (AG) District. The public health and welfare of the Township, Washtenaw County, State of Michigan, and the United States are greatly dependent upon the sustenance and economic benefits provided by a viable agricultural industry. The Agricultural (AG) District is hereby established as a Rural District to preserve lands suitable for long-term agricultural uses and to protect agricultural enterprises from encroachment by incompatible suburban and urban uses and developments that would hinder agricultural practices and irretrievably deplete agricultural lands. The purpose of this district is to preserve, to the greatest extent possible, those land areas in the Township designated for agricultural preservation in the Township’s Master Plan. It should be noted that the primary intended use of this district is agricultural activities and there may be odors, dust and noise associated with these activities that are not compatible with residences. The AG District has been established for the following additional purposes and objectives. 1. Protect prime farmland from speculative increases in land values. 2. Prevent fragmentation of farmlands by division into small parcels. 3. Prevent loss of prime farmland. 4. Prevent conflicts between agricultural activities and residences. 5. Prevent encroachment of urban and suburban services into agricultural areas. 6. Minimize cost of providing services. 7. Encourage the long-term investment needed to maintain and expand agricultural production by creating a stable environment for such production. 8. Reduce the amount of land consumed in rural areas for non-agricultural use. 9. Prevent intrusion of incompatible uses into areas of general farming activities. 10. Permit services that are necessary to support farming activities. Residential developments in the form of platted subdivisions or site condominiums are considered in conflict with the intent and purpose of this district. |
